TERMS AND CONDITIONS

These Terms and Conditions govern all direct bookings made through littlebluehideaway.com (“Website”) for stays at Little Blue Hideaway in Dunedin, Florida.
By making a reservation through our Website, you agree to the following terms.
1. Reservation and Payment
A reservation is confirmed only after full or partial payment has been received and a confirmation email has been issued.
Payments are processed securely through third-party payment processors used by Hostaway. We do not store full credit card details.
By completing your reservation, you confirm that the payment method provided is valid and authorized.
2. Cancellation Policy (Direct Bookings Only)
All cancellations must be submitted in writing via email to littlebluehideawaydunedin@gmail.com
More than 30 days before check-in:
Cancellations made more than 30 days prior to the scheduled check-in date will receive a full refund minus a 5% processing fee.
30 to 8 days before check-in:
Cancellations made between 30 days and 8 days prior to check-in will receive a 50% refund of the total reservation amount.
7 days or fewer before check-in:
Cancellations made 7 days or fewer before check-in are non-refundable.
No-Shows and Early Departures:
Failure to arrive on the scheduled check-in date or early departure for any reason does not qualify for a refund.
Hurricane and Severe Weather Policy:
No refunds will be issued due to weather, including hurricanes or tropical storms, unless a mandatory evacuation order is issued for the property location by local authorities. In the event of a mandatory evacuation, refunds will be issued for unused nights affected.
Travel Insurance Recommendation:
Guests are strongly encouraged to purchase travel insurance to protect against unforeseen circumstances including illness, travel delays, weather events, or personal emergencies.
Owner Cancellation:
In the unlikely event that Little Blue Hideaway must cancel a reservation due to circumstances beyond our control, a full refund of all amounts paid will be issued. This shall be the full extent of our liability.
3. Check-In and Check-Out
Check-in and check-out times will be provided in your confirmation details.
Early check-in or late check-out may be available upon request but are not guaranteed and may incur additional fees.
4. Security Deposit
A refundable security deposit of $250 is required for all direct bookings.
The deposit may be collected at the time of booking or authorized on the payment method provided prior to check-in.
By completing your reservation, you expressly authorize Little Blue Hideaway to charge the payment method on file for any applicable fees, damages, remediation, excessive cleaning, missing items, or rule violations as outlined in these Terms.
The security deposit, or any remaining unused portion of it, will be refunded within 5–7 business days after check-out, provided no damage or additional charges are identified.
If damages or additional costs exceed the $250 security deposit, you agree that Little Blue Hideaway may charge the payment method on file for the remaining balance.
Normal wear and tear does not qualify as damage.
5. Occupancy Limits
Only the number of guests listed on the reservation are permitted on the property unless prior written approval is granted.
Undisclosed guests may result in additional fees, forfeiture of the security deposit, or immediate termination of the reservation without refund.
6. No Parties or Events
Parties, events, gatherings, or celebrations exceeding the approved guest count are strictly prohibited unless explicitly approved in writing prior to arrival.
Unauthorized events or gatherings will result in immediate termination of the stay without refund and may result in additional fees.
7. Quiet Hours
Quiet hours are observed from 10:00 PM to 8:00 AM.
Guests agree to respect neighbors and local noise ordinances. Repeated or severe violations may result in termination of the stay without refund.
8. Smoking Policy
Smoking of any kind (including cigarettes, cigars, vaping, marijuana, or any other substances) is strictly prohibited inside the property.
Evidence of smoking inside the unit will result in a minimum $250 remediation fee. Additional charges may apply if professional cleaning, ozone treatment, or damage repair is required.
9. Pets
All pets must be disclosed at the time of booking and approved prior to arrival.
Failure to disclose a pet will result in a minimum $250 fee to cover additional cleaning and remediation. Additional charges may apply if damage or excessive cleaning is required.
Guests are fully responsible for any pet-related damage.
10. Property Use and Conduct
Guests agree to:
Follow all posted house rules
Comply with local laws
Treat the property with care
Supervise children and pets at all times
Illegal activity of any kind will result in immediate termination of the stay without refund.
11. Liability
Guests acknowledge that they use the property at their own risk.
Little Blue Hideaway is not responsible for:
Accidents, injuries, or illness occurring on the premises
Loss, theft, or damage to personal belongings
Acts of nature, weather events, utility outages, or circumstances beyond our control
To the fullest extent permitted by law, Little Blue Hideaway shall not be liable for indirect, incidental, or consequential damages arising from a guest’s stay or use of the property.
Nothing in this section limits liability where prohibited by law.
12. Website Accuracy
While we strive to ensure that all information on our website is accurate, we do not guarantee that descriptions, pricing, or availability are error-free. We reserve the right to correct errors or omissions at any time.
13. Governing Law
These Terms and Conditions are governed by the laws of the State of Florida.
Any disputes arising from a reservation shall be handled in the appropriate courts of Florida.
14. Amendments
We reserve the right to update these Terms and Conditions at any time. Continued use of the website constitutes acceptance of the updated terms.
